THRU PAG-IBIG FUND | IN-HOUSE FINANCING | BANK FINANCING

With the financing schemes that AGC made available to assist with the Buyer, almost everybody who is a Filipino citizen and has means or with good credit line can own a real estate property here in the Philippines. Here are some of the helpful pointers for the better understanding of the housing acquisition process:

1. Selling Price

-The Selling Price is the total contract price of the lot or house and lot as seen in the pricelist.

2. Reservation

-The inventory maybe reserved for THIRTY (30) days through the payment of the required Reservation Fee and submission of duly signed and accomplished Reservation Agreement and documents such as, payslips, company ID and proof of billing address.

- The reservation fee is part of the downpayment and is non-refundable nor transferrable.

3. Downpayment/Equity

- The required downpayment or equity is Twenty Percent (20%) of the Selling Price or the HDMF loan difference.

- Downpayment may be payable in easy monthly installments that shall be covered by postdated checks.

4. Housing Loan Financing

- Financing assistance is made available through the following windows:

a. Pag-IBIG Fund is providing housing loan to its members, payable up to 30 years with interest rates ranging from 6% to 11.5% per annum.

b. Bank loan is given to Client with good credit standing, payable up to 15 years at prevailing interest rates.

c. Asiatic is giving assistance through In-House Financing, payable in 5 to 10 years at an interest of 18% per annum.

4. Outright Cash Buyer Discount

- 10% discount on the TCP for full TCP payment within 10 days.

- 7% discount on the TCP for full TCP payment within 20 days.

- 5% discount on the TCP for full TCP payment within 30 days.

5. Early Full Downpayment Discount      [Applicable only for Downpayment (DP) of not less than P20,000.00]

- 10% discount on the Net Cash Required (NCR) for full DP within 10 days.

- 7% discount on the NCR for full DP within 20 days.

- 5% discount on the NCR for full DP within 30 days.

6. Deferred Cash Payment

- Balance payment may be payable in 12 equal monthly installments without interest.

- All payment shall be covered with postdated checks.
