Batulao is an 800-hectare development at

If you live abroad and in the city, a
way of purchasing a lot is through issuing a
post-dated check. For more information

What are the financing terms available?
There are four classes of financing
terms available:
Cash Sale
On cash sale, the buyer has the option
of paying the amount on a given span of 45
days (w/ 10% discount) or 90 days (w/ 5%
discount).
Deferred Financing
The buyer could choose from the 15/85
deal, 15% spot (with 5% discount based on
15% of TCP) 85% balance payable within 24
months without interest, or 100% deal (24
months to pay without interest)
Lite n' Easy
• 5/15/80% Payable within 30 days; 15%
payable within 12 mos. w/out interest or 80%
payable up to 5 years at 15% interest per
annum
Bank Financing
• 20/80 - 20% payable within 12 months
w/out interest; 80% payable up to 10 years.
Interest rate will depend on bank's
prevailing interest rate. (Subject for final
approval of the bank).
How
soon can I get my title?
You can get your title upon full
payment, provided that the client has
submitted all the necessary documents.
What does my purchase include?
You will receive your lot or house and
lot package.
What are the other fees do I have to pay
upon purchasing a property
If you purchased a lot, you are required
to pay Real Estate Tax (BIR) yearly. If you
purchased house and lot, you are to pay Real
Estate Tax (BIR) a year after your actual
move-in.
Besides Real Estate Tax, there is a monthly
Homeowner's Association due.

Structure and Architecture
What are the building restrictions?
Owners shall not be allowed to build any
structure nor undertake any kind of
construction within the setback area. Exact
setback measurements can be found at the
Design Guidelines. Lots are all subject to
certain setback requirements along the
property line or boundaries.
What are the average lot sizes?
The average lot size is 395 square
meters. Lot sizes range from 250 to 800
square meters.
Is there a height limit allowed for the
houses to be built?
Buildings and improvements shall not be
more than two (2) storey high. An attic
floor may be allowed, provided that the roof
apex does not exceed the height limit of ten
(10) meters from the highest sidewalk level
fronting the lot.
What are the types of houses/architectures
inside Sandari?
All auxiliary buildings are made of
strong materials and the architecture is in
harmony with the surrounding landscapes and
homes in the vicinity, valued at not less
than the prescribed construction cost set by
the developer at the point of construction
and consistent with the Contemporary Asian
Tropical Theme of the Subdivision.
The Developer and/or the Association highly
encourages that the resulting construction
of buildings contribute to the appreciation
of property values and the general aesthetic
appeal of the area. Furthermore, the minimum
value of new buildings to be constructed
inside lots will be reviewed periodically
and may be revised from time to time in
order to preserve the overall value of the
Subdivision.
What are the restrictions in the use of
one's property inside Sandari?
The property shall be used for
residential purposes only. Commercial
activities shall take place only in areas
that are designated for such purposes.
